The Landlord Protection Scheme

The Landlord Protection Scheme provides landlords across England with 24/7 access to specialist housing solicitors, including document preparation, tenant correspondence and legal advice, all for a simple monthly subscription.

No, we are not a law firm. We work closely with regulated solicitors to offer legal support services. Our model gives landlords affordable access to expert housing advice from real solicitors, without the costs of hiring a law firm.

You receive full case management support, tenant correspondence, help with court paperwork, 24/7 legal access by phone and email, and guidance on any tenancy issue, such as rent arrears, possession, rent increases, disrepair complaints and deposit disputes. Formal court and tribunal applications are charged separately at £199 per service.

The £99.99 fee covers your account setup, tenancy verification and registration of your property. It is a one-off fee, however long you stay a member.

The £99.99 onboarding fee is refundable within 7 days of registration, provided you have not yet used the service or submitted any documentation for processing. If you decide not to proceed within this period, you may request a full refund.

Once the service has been used, including submitting documents for review or processing, the onboarding fee becomes non-refundable.

You’ll email us your tenancy agreement, proof of identity, proof of address and proof of ownership. After verification (usually within 24 hours), your membership will be activated and you’ll be fully protected.

The ongoing subscription is £24.99 per month, plus £20 per month for each additional property. This gives you continued access to our full range of legal support services.

If you submit a request before 1pm, you’ll usually receive a same-day service.

We act straight away. We contact your tenant, send formal letters, try to agree a repayment plan where possible and, if the arrears continue, prepare the correct Section 8 notice and possession claim.

No. All court and government filing fees must be paid by you (the landlord). We handle preparation and filing support only.

Yes, you can cancel your £24.99 per month subscription anytime. However, the £99.99 onboarding fee remains non-refundable after 7 days.

Yes. If it relates to your tenancy, we deal with it.

You’ll need:

  • Your tenancy agreement
  • Passport or photo ID
  • Proof of address (utility bill or bank statement from the last 3 months)
  • Proof of ownership (Land Registry title or mortgage statement)
  • Any compliance documents you have, such as your gas safety certificate, EPC and deposit protection certificate

We step in straight away. We check your notice is valid, advise you on your options and prepare the possession claim. We will never advise you to remove a tenant without a court order, as that is a criminal offence.

Your personal data is stored securely and handled with strict confidentiality. We use encrypted systems, follow data protection best practice and never share your information without your consent.

Simply give us a call or send us an email. Our team will keep you informed of any developments.

New properties can be added at £20 per month each. If you sell a property, let us know and we’ll remove it from your membership.

No. You pay only the £99.99 one-off onboarding fee and the £24.99 monthly subscription (plus £20 per month for each additional property). Optional services with extra costs, such as formal court applications and court fees, are clearly explained in advance.

No. LPS only acts for landlords.

Our phone lines are open 24/7 for emergencies. For urgent issues, you’ll be connected to our rapid response legal team within 1 hour.

We guarantee uninterrupted service. If your assigned solicitor is unavailable, another regulated solicitor from our panel will take over your case without delay.

We only work with trusted, experienced solicitors. While we can’t offer unlimited solicitor changes, we always monitor service quality and will investigate any concerns seriously to make sure your legal support stays effective.

Yes, you can join, but we will need to assess your situation first to see whether we can help at that stage.

Only in active legal disputes. We don’t act as a middleman for general day-to-day issues. Instead, we prepare legally accurate letters and send them to your tenant or their legal representatives directly.

Yes.

We’ll tell you exactly what’s missing or incorrect. Once corrected and resubmitted, your account will be reviewed again, usually within 24 hours.

No. We specialise only in landlord and tenant law. For other legal matters, we recommend speaking to a specialist in that area.

We’ll always give honest, practical advice. If you’ve made a mistake, such as not protecting a deposit, we’ll still guide you towards the best legal outcome available.

It depends on the tenant and the situation. Some issues resolve in a day; others, such as possession claims, can take weeks or months because of court timescales. We act quickly on our side, but legal timelines vary.

We offer hands-on legal support, solicitor-reviewed documents and emergency case handling, which free services don’t provide. We’re here when others can’t be.
